The month you know too well
Managing property shouldn't mean chasing everyone.
Most managers run their portfolio across WhatsApp, M-Pesa messages and a spreadsheet that is never quite right. It works until it doesn't.
Chasing rent by text
Reminders go out one by one, replies get buried, and you still aren't sure who has paid.
Spreadsheets that drift
One typo and the arrears column lies to you. Nobody trusts the numbers by month-end.
Repairs that slip
A burst pipe is reported on a call, remembered on Friday, and paid for twice.
Owners asking for statements
Pulling a clean report for a landlord means an evening of copy-and-paste.
One system, three habits
Collect. Track. Report.
EazyRent turns the monthly scramble into a routine that mostly runs itself, and gives you a single source of truth when it doesn't.
Collect without chasing
On the 1st, every occupied unit gets its rent collection. Tenants pay from a personal link by M-Pesa, card or bank, and the payment is matched to their unit automatically. Unpaid? One tap sends the SMS reminder.
Track everything in one place
Properties, units, tenants, leases, repairs and expenses live together. Open a unit and see who lives there, what they pay, what's been fixed and what it cost.
Report in a click
Rent collection by month, tenancy history, expenses by type filtered by property, exported to Excel or PDF, ready to send to an owner or your accountant.
Inside the product
The workflows you run every month, done properly.
These are the real screens. No mock-ups, no abstract illustrations.
Rent collection
Rent bills itself. You just watch it settle.
Every month a rent collection is generated for each occupied unit prorated when someone moves in mid-month. Payments settle against it the moment they land, so the status column is always the truth.
No app to install. The tenant code identifies the unit.
M-Pesa, cards and bank transfer, with the receipt emailed.
Gateway → tenant wallet → property wallet, every step in the ledger.
Payments
Tenants pay in a minute, from their phone.
Send each tenant their payment link once. From then on they open it, see their unit and rent, and pay the way they already pay for everything else. You never reconcile an M-Pesa message again.
Maintenance and expenses
Every repair has an owner, a cost and a status.
Log a request against a unit, assign it to a contractor, and mark it inspected and paid when it's done. Utilities, salaries, rates and one-off costs go in as expenses so your reports show the true picture.
Wallets and ledger
A statement for every property, like a bank's.
Each tenant and property has a wallet. Money moves between them in matching credit and debit entries, so balances always reconcile and an owner can see exactly where every shilling came from.
Built to be trusted with the money
Careful where it matters.
Property income is someone's livelihood. The parts of EazyRent that touch money are built the boring, correct way.
Payments you don't touch
Card and M-Pesa details go straight to Paystack. EazyRent only ever sees the confirmation.
A ledger that balances
Every movement is recorded twice once for each wallet and replays are refused, so a retried payment can never be counted twice.
Your data, exportable
Reports export to Excel and PDF, tenants import from CSV. You are never locked in.
Getting started
Live in an afternoon.
No migration project. Add what you have, invite tenants to pay, and let the first month run.

-
3
Let the month run

Questions
Things property managers ask us.
Do my tenants need to install an app?
No. Each tenant gets a personal payment link. They open it in their phone's browser, see their unit and rent, and pay by M-Pesa, card or bank transfer through Paystack.
I run everything in a spreadsheet today. How hard is moving?
Properties and units are quick to type in. Tenants can be imported from a CSV you'll see a preview before anything is saved. Most portfolios are live the same day.
What if a tenant pays part of the rent, or pays late?
Partial payments are shown against the month's rent and the collection stays pending until it's fully settled. Late payments are flagged automatically based on each property's pay-by date, and arrears carry forward.
Can I manage several properties for different owners?
Yes. Each property has its own wallet and statement, and reports can be filtered by property, so you can hand each owner exactly their numbers.
Who can see the data?
Only users you add. You control who is active, and you can deactivate someone instantly. Payment card and M-Pesa details never touch EazyRent they go directly to Paystack.
Can I get my data out?
Always. Reports export to Excel and PDF, and your tenants, units and ledger are yours to take with you.
